THDA’s Great Choice Loan Program offers 30-year, fixed rate mortgages and downpayment assistance to eligible first-time, repeat and military homebuyers. Borrowers must meet certain requirements and conditions, including credit history, income limits and cost of home.

Information for Nonprofit Partners
THDA has programs designed to meet the needs of our nonprofit partners including the New Start Loan Program and the BUILD Loan Program. The New Start Loan Program is designed to promote the construction of new homes for low and very low income Tennesseans. The purpose of the BUILD Loan Program is to promote the production, preservation, and rehabilitation of housing for low and very low income households by making low interest short term loans available to nonprofit organizations. 
Information for Homebuyer Education Trainers
Since the home purchase process can be costly and complex, THDA requires homebuyer education for all buyers that receive downpayment assistance and encourages it for all buyers. Here THDA’s certified homebuyer education trainers can find tools and resources. 
Information for Lenders and Servicers
THDA is not a direct lender, but works with approved mortgage lenders from across Tennessee to originate its loans. Here lenders can find information about becoming an approved lender, electronic submission, the Originating Agents Guide, Targeted Counties for Repeat Homebuyers, Current Interest Rates, Loan Documents and more. 
Information for Homeowners
THDA has provided training to many organizations across Tennessee that will provide free and confidential foreclosure prevention counseling. Here homeowners can find a counselor in their area. Homeowners looking to purchase a new home can find out about THDA’s repeat homebuyer program.
