2014 HOME Income Limits and Rents

HUD Washington has issued the 2014 HOME Income Limits and 2014 HOME Rent Limits, both effective May 1, 2014.  Both the Income and Rent limits are posted to the Community Programs page of the THDA website.  The new income limits should be used to determine eligibility of all applicants not yet approved for assistance under the HOME program and the Emergency Repair Program, and for certifying or re-certifying the eligibility of tenants for HOME rental programs, including projects funded under the Creating Homes Initiative.  Please note that under the new HOME regulations, THDA must review and approve rents for each HOME-assisted rental project every year to ensure that the projects comply with the HOME limits. 

The 2014 Rent Limits may be used as current tenants' leases are renewed or as new tenants sign leases.  If the tenants pay their own utilities, the appropriate utility allowance must be subtracted from the published rent to determine the allowable HOME rent.  Please note that the format for the HOME Rent Limits shows the actual High and Low HOME rent.  The Fair Market Rent and the rents at the 50% and 65% limits are provided for information purposes only.
